Terms and Conditions
Please read the following carefully. Payment of the rental deposit constitutes the guests acceptance of these Terms and Conditions. It is your/guests responsibility to read all terms and conditions of the booking.
Note these exceptions/limitations
For bookings of 2 people, the second bedroom is locked off and left vacant, so you still have exclusive use of the Cottage.
We offer a private and separate "Cottage Accommodation" overlooking our farmland and beyond. (We are not a traditional one room + ensuite only B&B, so ask us if you require breakfast provisions.)
Sofa bed or portacot Linen not provided.
Cottage has central heating, so enough wood for the fireplace is provided to experience this only.
All bookings must be confirmed with credit card details and a minimum of 50% deposit is required to secure the booking. Payments can be made by Mastercard or Visa. Cash and direct deposit facilities are available once credit card details are provided. Guests are required to provide their valid credit card details, which will be held by management as security on the cottage. These details are not kept on file after your departure. All Tariffs/Prices advertised are subject to variation without notice.
The balance owing on your reservation will be processed on the credit card provided at the time of reservation. This transaction will be made up to 5 days prior to check-in date. Should you wish to pay the balance using another credit card, direct debit or with cash, please advise us prior to check-in.
Standard check-in time is from 2.00 pm. Other times by mutual arrangement and subject to availability. Check-out is by 11.00 am on day of departure to allow us time to prepare for in-coming guests. Late check-out not by mutual arrangements will incur additional charges by the hour or part thereof.
A couple is deemed as two (2) guests using one bedroom. The number of guests should not exceed the number booked. Management reserves the right to charge an additional fee per night for use of the 2nd bedroom/bedding during the stay. For a booking of 2 people, the second bedroom will be locked off and left vacant.
In the case of both (two) bedrooms being reserved and your requirements/circumstances change and you only require one bedroom, it is your responsibility to advise management prior to check-in date. The ‘Cancellation Policy’ below will be applied to the tariff applicable to the 2nd bedroom should management have prepared for guests that do not arrive.
Details required to secure all reservations includes: name, mailing address/usual residential address, contact phone number, mobile phone number, email address, number of guests in your party, names of other guests in your party, dates of occupancy and number of nights required and credit card details.
Cottage Inspection on Departure: Whilst we understand that accidents can happen we would appreciate you informing us prior to your departure should there have been any damage/mishap as a result of your stay. At the completion of your stay management will conduct an inspection of the cottage. In the event that any property is damaged maliciously, or beyond normal wear and tear, or in the event that property belong to Tudor Ridge is lost or taken during the course of the booking, management reserves the right to charge the reasonable cost for repair or replacement of that property to the guest, and in that regard, the guest acknowledges that the charge may be debited from the credit card used for payment of the booking.
Please be advised that no smoking or lighting candles is permitted indoors.
Loss: The owners take no responsibility for the guests’ personal property.
Lost property is held for a term of 3 months. It is the responsibility of the guest to contact Tudor Ridge management to claim lost property.
Guests are required to consume alcohol responsibly; no drugs or illegal activities are permitted on the property. Guests are responsible for their visitor’s behaviour.
Avoid the use of massage oils on the bedding. These products do stain and are impossible to remove. Any damage to linen will incur replacement charges.
Pets are not usually accommodated.
Applies from confirmation of reservation and applies for cancellation that is caused by the client.
More than 21 days notice of scheduled arrival time: Booking deposit is refundable or transferable, less an administration fee ($50 + commissions and costs).
5 to 21 days notice of scheduled arrival time: Holding deposit is no longer refundable. However, if we are able to rebook your cancelled dates, we will refund your holding deposit minus the admin fee.
Less than 5 days notice of scheduled arrival time: The full amount is payable and the balance will be charged to your credit card. However, if we are able to fully rebook your cancelled dates at the same total gross booking amount, we will refund your payment minus the admin fee.
Failure to arrive or cancellation after arrival: Full tariff is payable and the balance will be charged to your credit card.
Communications with respect to cancellation or transfers must be confirmed in writing (email or letter) and must be acknowledged by us.
We (Tudor Ridge) will accept a cancellation by you for days with an actual or predicted Fire Danger Index (FDI) of 75 or above (‘Code Red’ or ‘Extreme’) for postcode 3791 (Ref. www.weatherzone.com.au). You must notify us of your intention to cancel stating that this is your reason for cancelling and it must be acknowledged by us. Under these circumstances we will refund in full any deposits already paid by you for that unused accommodation
We reserve the right to close our operations and in effect cancel your booking with us in the rare event that we deem it necessary for your safety or because of an inability to operate due to circumstances beyond our control. This may include significant bush fire danger, road closures, and extended power or gas outage or damage to your booked accommodation due to storms or other circumstances. In this instance we will give you as much notice as possible. We will refund in full any deposits already paid by you for that unused accommodation.
Tudor Ridge reserves the right to amend these terms and conditions from time to time. It is the guests’ responsibility to check the web site for possible changes prior to commencement of your stay.
In this ‘conditions of stay’ the terms ‘Property’ and ‘Cottage’ means the property known as ‘A Cottage With a View’ at Tudor Ridge located at 72 Ridge Road, Kallista and all of the other personal property within or on the property.
